Placement of house and garage on plot

Hello everyone,

after a long search, we finally had the chance to reserve a suitable plot of land in the community of our choice. It is a new development area, and the plot we selected is a corner plot on a "play street" with an area of just under 580 sqm (approx. 21 x 27.5 m). So far, we are quite satisfied with that.

The only drawback, in our eyes, seems to be the development of the plot from the lower side of the plan (approximately south). From our point of view, it would have been nicer to have an entrance from the left side of the plan (approximately west) to then place the garages on the north side. Unfortunately, parking spaces are planned along the plot here, so our entrance must now be from the south.

Somehow, this makes the placement of the house (assumed 8 x 11.5 m, example floor plan) and the garages not so easy in our eyes:

    [*]House as far north as possible, garages next to it in the east
    -> very long driveway, a lot of area paved over, house gets very close to the west side, so no terrace/garden possible there anymore


    [*]House as far south as possible, garages right next to it
    -> only north garden and north terrace possible, somehow not really our idea


    [*]House as far as possible into the northeast corner (approx. 3 m distance), garage with 5 m distance (minimum according to development plan) from the south edge
    -> "strange" driveway between garage and house leading to the front door
    -> but still seems to be the best option for us and it is also shown in the picture

Our wish would be a double garage (or two single garages). If there are any advantages, a garage plus carport would also be conceivable. However, it would be important to us that they are arranged in such a way that both cars can drive in and out independently.

I would be interested in your opinion on this. Maybe someone has a similar situation and found a great solution for it. Other suggestions are of course also welcome.

House as far down south as possible. Then the terrace is either on the north side or diagonally as a northwest terrace, but you will have sun almost all day (including evening sun, if you work during the day, you will be grateful in the evening. For me, that wouldn't even be up for discussion with the property. But I also don't like south-facing terraces that then have to be painstakingly protected from the sun (the sun also always shines full force into the living room).

Are we talking about/in Germany? I can’t imagine that here anywhere in the region the sun always shines full force 365 days a year.

Yes, when I look here at how difficult it is to shade the (preferably anthracite-colored tiled) south(west) terraces. The last summers were really good, and in winter no one sits outside anyway.
A pure south orientation of the garden/terrace would be a deal-breaker for us when buying a property. It's always a personal decision, but the fact is that with the TE's property facing north - and if you can also use part of the west - there is enough sun available. The house can be designed accordingly.

You should consider that it could become noisy in the evening in the west due to the public parking spaces. Therefore, although the main windows face west, possibly rotate the house orientation by 90 degrees, but have the terrace facing the peaceful neighboring idyll. I would also plan the kitchen towards the terrace. Feel free to also plan a second east terrace. The garage, wherever it is always liked to be in front, can also be accessed from the side!

A bit off topic, I'm amazed .. the parents' bathroom is already being planned before the house orientation and location have even been clarified.
