Place city villa on plot

Hello everyone,

we are currently planning our floor plan, the plan is a city villa, exterior dimensions approx. 10.40 x 10.40 or 10x11

The plot is available (18x34M)

The original plan was to place the main entrance on the side (in the north, together with the driveway)
Background: We need to have a front garden of 14 meters, only after that does the building envelope begin. To avoid building on the front garden, we actually wanted to have the entrance on the side together with the carport. However, when planning the floor plan, it turns out to be not so easy to position the "large" windows in the living area facing the green belt and not towards the neighbor's garage.

The development plan states: Garages are only allowed to be built within the building envelope, carports also outside the building envelope. It is still open whether we go with a carport as originally planned or a garage.

Another question: The plan was to place the house fully forward within the building envelope to have more garden at the back and also the terrace there, we would then have about 9 meters of garden in the back. Maybe we are considering placing the house further back within the building envelope and having the main terrace at the front.

Therefore my question: How would you best position the main entrance and the location within the building envelope.

Two questions:
Is the plot completely flat?
Are there any other disturbing buildings and/or large trees behind the plots?

Yes, it is completely flat, a play street in front, behind the plot a green strip about 10 meters, no trees, behind that the gardens of the houses from the other street.

Westsonne is the most valuable. Therefore, I would place the house as far to the right of the plan as possible. How far forward depends on the house of the left neighbor. Tendentially, I would place the house on the front edge of the building window.

Both neighbors have positioned their houses forward from the building window, but both have their entrances at the front and not on the side.

If you place a carport immediately to the right outside the building envelope, you have the advantage of being able to have windows on all four sides in the ground floor.
