Personal calculation for house construction 160 sqm

Good morning everyone,

You are right, I haven’t exactly flooded you with lots of information…

Here is an attempt at improvement

We have the option to purchase a plot of land between Braunschweig and Hannover, but the purchase of the land is contingent upon building a half-timbered house on it. Half-timbered houses are not the first thought most people have when they think about building a house. The same goes for us, and we are currently gathering information about it through every possible channel. The fact is, a half-timbered house is more expensive, and therefore it is all the more important to me to calculate all other costs as accurately as possible in order to get a sense of the total amount later on. We are also aware that certain items will surely arise during the construction phase that will be costly or have to be purchased on top, generating additional costs. This must then be compensated by a buffer. However, my hope is that through valid planning, these surprises can be minimized.

Regarding the numbers themselves. I am particularly uncertain about the incidental construction costs; some of these I obtained from acquaintances who built their own houses about 6 years ago (here I applied a surcharge based on instinct for price increases, etc.), and partly I have compiled the figures from this forum, feedback from house-building companies, or research on the internet. So a wide variety of sources of information.

The calculation for the house is based on initial discussions with several house-building companies and is partly supplemented again by values from acquaintances or additional research. However, I think that once we decide on a builder, I will quickly get more valid data for the actual house costs. Probably not so much for the incidental costs. I would also like to try to minimize some amounts through own work as far as possible, but first I would like to have an overall view before I get into such details. Especially since we need to carefully consider what we as a family of four can and want to reasonably take on in terms of time besides the painting and flooring work.

So, that is the first update on the planning.

Nothing more. That alone is already about 6 weeks of work.

Do you mean 6 working weeks or 6 weekends? So 4 people easily wiped 160 sqm of living space in one weekend. So that would be 40 man-hours, I guess. For laying the floor with 4 people including skirting boards, I would set two weekends, so 80 man-hours. You can also get help from family or friends for your own home. That’s how we do it. The problem is rather that for everything beyond walls + floor, you should already be able to do a bit, which is not the case for most people.

6 working weeks (6 days of 8 hours) for two people for both. Gluing the floor or laying it floating, painting twice (once priming, once final coat).
If you have two children, you also have to take care of their supervision.



So do we. But the bank calculates, as far as I know, without help – only with the labor of the builders. Well, conservatively...

Regarding the question:
Soil survey is the same as geotechnical survey... 1000-1500 is then okay
Rental of construction power box, calculate about 1000€
Final surveying also costs roughly 1000€
What does your construction service description say? Emil from Elling-Haus?
Are the interior walls plastered? Possibly calculate an additional cost.
Number of sockets? Calculate an additional 5000.
Sanitary: what kind of shower is included? Possibly calculate 2000 plus for a walk-in shower, for a decent tub size of 180x80 2000€.
Are painting works on the house (wood) included?
Entrance porch 2000€
Terrace? Did you have that listed?

That might apply to the later cosmetic repair of an apartment, but not to the first finish of a concrete ceiling and Q2 plasterboard wall or drywall... meaning all joints have to be filled and sanded multiple times, then primed. And a good part of that overhead or even in the stairwell... you might manage the two coats in one weekend, yes. But with the prior work, even with four people, you are easily looking at 2 to 3 weeks (not: a weekend)!
