Here is an attempt at improvement
We have the option to purchase a plot of land between Braunschweig and Hannover, but the purchase of the land is contingent upon building a half-timbered house on it. Half-timbered houses are not the first thought most people have when they think about building a house. The same goes for us, and we are currently gathering information about it through every possible channel. The fact is, a half-timbered house is more expensive, and therefore it is all the more important to me to calculate all other costs as accurately as possible in order to get a sense of the total amount later on. We are also aware that certain items will surely arise during the construction phase that will be costly or have to be purchased on top, generating additional costs. This must then be compensated by a buffer. However, my hope is that through valid planning, these surprises can be minimized.
Regarding the numbers themselves. I am particularly uncertain about the incidental construction costs; some of these I obtained from acquaintances who built their own houses about 6 years ago (here I applied a surcharge based on instinct for price increases, etc.), and partly I have compiled the figures from this forum, feedback from house-building companies, or research on the internet. So a wide variety of sources of information.
The calculation for the house is based on initial discussions with several house-building companies and is partly supplemented again by values from acquaintances or additional research. However, I think that once we decide on a builder, I will quickly get more valid data for the actual house costs. Probably not so much for the incidental costs. I would also like to try to minimize some amounts through own work as far as possible, but first I would like to have an overall view before I get into such details. Especially since we need to carefully consider what we as a family of four can and want to reasonably take on in terms of time besides the painting and flooring work.
