Regarding the question:
Soil report is the same as geotechnical report... 1000-1500 is then ok
Rental for construction power box, calculate about 1000€
Final surveying also costs roughly 1000€
What does your scope of construction services say? Emil from Elling-Haus?
Are the interior walls plastered? If necessary, calculate an extra charge.
Number of sockets? Calculate a 5000 surcharge.
Sanitary: what kind of shower is included? If necessary, calculate 2000 plus for a floor-level shower, for a decent tub size 180x80 2000€.
Are painting works on the house (wood) included?
Entrance platform 2000€
Terrace? Did you list that?
- True, soil report was included twice.
- I planned surveying for construction start and then the final surveying as two positions (setting out scaffold 700€ & surveying the finished house 1000€), is that not okay?
- We are not fixed yet, currently have three companies in close selection (including EvE)
- Interior walls will be sanded to Q2 quality.
- The exterior wood will not be painted, it should remain in natural look
- Entrance platform and terrace are actually missing, although I am also unsure what costs will come up regarding a driveway. The platform would be created within that frame.
That may apply to the later cosmetic repair of an apartment, but not to the first finish of a concrete ceiling and Q2 gypsum wall or drywall... meaning all transitions must be filled and sanded multiple times, then primed. And a good part of that overhead or also in the stairwell... you might manage the two topcoats in one weekend, yes. But you’ll easily be occupied for 2 to 3 weeks (not weekends) with the preparation, even with four people!
The offer includes Q2 quality for all, initially we thought of a low-structure wallpaper including subsequent painting in all living rooms. We are unsure about bathroom and kitchen because of moisture whether wallpaper is good there. Q2 should suffice for wallpapering, right?
Ceilings on the ground floor are either exposed wood or the wood between load-bearing beams will be covered with gypsum boards and would then also have to be painted or wallpapered.
Basically, I would trust myself in quite a lot, as I am quite skilled in crafts and enjoy DIY. However, I fear that I simply underestimate the time required because I have never done these jobs before and would first have to familiarize myself with the topic...
