Hello, the best way to prevent overpayments is individual contracting with invoice verification by an architect, we did it that way or rather we had an architectural firm in Cologne with an attached craftsmen pool [Bundesweit9]. The advantage with this service provider is a fixed price as an upper limit, no overpayments, because first service, acceptance, and then payment.

Even though it is not quite the case with us yet, at the moment the banks are our points of contact to get a good financing overview, we have nevertheless received a breakdown of our possible cost plan. When I look at others, I find this one already very good.

The many payment steps convey – on the surface – a good impression. The catch, however, is that once the finished shell is standing, you have used up 72% of your capital. What will you do if the worst-case scenario happens? With the remaining amount, you will never, ever finish your house...

A maximum of 60% should mark the upper limit for this stage of construction.

Hello,

from my own experience: as a builder, I am currently in a very uncomfortable situation - paid too much for the shell construction and the construction is no longer making any progress...

But not universally - for example, if a garage is included in the construction, it must be listed separately.

25% after the start of the earthworks is definitely too much then?

This concerns the purchase of an apartment in a 6-unit building.
