Attitudes can be so different.
We are currently building with established local craft companies that know each other very well and have already completed some outstanding projects together. They receive monthly progress payments based on performance. With the carpenter, the services are not immediately visible; the walls are built in the workshop and then delivered and erected on the construction site. So we also pay for walls that we cannot yet see on the property. In return, none of the craftsmen demanded any security as to whether we can pay the contract.
This is neither risk- nor cost-optimized. Everyone is "keen" on the project. Many details are exceptional potential future references for the craft companies. On the construction site, every employee is in a great mood. The identification with what is being created is strong. That counts for us because this means the likelihood is very high that our house will be exceptionally good. That is our goal.
