So it is indeed a linked transaction: land only against construction contract = property transfer tax on everything You are not free to choose the construction company. Sorry, then a) many things become more expensive and b) you still have the payment plan as it is (if you don't sign, someone else will).

I am only surprised that the city allows this behavior, but if it is as described here, then the case should be clear.

Aside from the fact that I also find these entanglements concerning based on the information we have....

If I were you, I would go to the municipality and request/obtain a draft purchase agreement for the land purchase. Only when you see a written draft purchase agreement will you obviously know whether you are really supposed to be contractually bound in writing to construction company X or Y!

All further consequences regarding real estate transfer tax or the evaluation of the payment plan have already been explained by the previous speakers.

It no longer comes from the municipality.


The municipality cannot issue me a purchase agreement. The entire area was bought by a land company. They are developing almost 32 plots here.

As I said, I don't like this whole behavior either. I am also on the waiting list. At first, they said no problem, then one learns more and more things like those described above.

This statement has definitely caused confusion.

But overall, it does not change my advice: draft purchase contract from the property owner/seller. Whoever that is in this construct.
