So we are building the PH without a heat pump for now, thus already cutting some costs with which Bauexperte reaches the 40%, and we also save the 10-15 thousand euros for the heating system. The floor slab will also be cheaper than in other passive houses because we are not insulating it but working with a crawl space and a warm floor ceiling (16 thousand euros and a U-value of 0.11). In addition, we will create 2 residential units in the house, which means we will even get 100,000€ for 0.75% plus another 10,000€ repayment subsidy. By the way, these KFW loans can be repaid early at any time without cost. I would really be interested to know how one could still come up with 40% more there. I’m happy to be convinced.

Maybe for better understanding - you have decided on an EnergiePlushaus. That is a fine thing and - provided all the conditions are met, including price - apparently the right alternative for you.

However, you are not building a true PH, in which no heating system is allowed to be installed (and I have taken this into account in the surcharge), but there are significant additional cost drivers which together lead to a 40% higher price.

You always have the chance to get rid of it after 10/20/30 years. With other programs, even during the first 10 years, sometimes partially or entirely without costs.
