I don’t quite understand that either... Repayment under 2%?

We have an offer for 10 years at 1.25%, you have a hefty surcharge in there.

1.97% I find quite high for a 10-year commitment, we were offered that rate for 20 years without negotiation. The bank adds a good margin due to higher risk. We have a 1250€ monthly installment, but also 700€ more net income per month. That was our maximum rate, I wouldn’t dare to take on more.

For comparison, we just got 1.4% at 78% loan-to-value for 10 years. We are actually satisfied with it, even though the financial broker promised us more. Repayment 3.25%, special repayment included, installment 697, nominal amount 180k. 12 months forward.

Hello, besides all the costs, in my opinion it is negligent to fix the rate for 10 years at this interest rate level. 15 years plus x is a must have

I think so too. After 10 years you still have [360t€] outstanding debt. The payment of [1400] is split half and half between interest and principal. If after 10 years we are again at 4% interest, you would need a payment of [1900€] to make it within that time. Two thirds of the payment would then go towards interest.
