I think not everyone is as lucky as I am when it comes to doing work themselves. I work for a company that manufactures and installs windows and doors. That I do it myself is a no-brainer. My brother and father have together over 70 years of experience in house construction and in the last 10 years have plastered about 50 houses. Machines, scaffolding, materials, etc. are all available. What you save you can offset. Assuming the construction company wants €10,000 for the interior plastering, and €2,000 of that is materials, €8,000 remains as own labor.

My post referred exclusively to the question of ancillary purchase costs and real estate transfer tax. That's why I only quoted that part.

Regarding personal contributions, each bank handles this differently. What I have encountered most frequently so far:

- The costs are set at what a contracted company would charge
- The labor portion is counted as equity

If these personal contributions exceed a certain amount (usually €10,000-15,000), many banks require a detailed statement, architect confirmation, verifiable offers, or similar.

Like said, these are incidental purchase costs and therefore have to be paid out of your own pocket.

In principle, the value of the house remains the same, so 311k€. You now treat the labor costs as equity, so for example you have debt 273k€ and own work (equity) 38k€.
