Our floor plan is under discussion

Hello everyone,
I have been reading along for some time now and now it’s finally our turn. I would like to present our floor plan for discussion:
Bebauungsplan/Einschränkungen
Plot size: 434 m², north side 14.16m, south side 14.28m wide, length approx. 30 m
Slope: No
Number of parking spaces: According to the development plan, 2 must be made. We would prefer 2 garages, probably only one is possible?…
Number of floors: up to 2 full floors
Special features: The access on the north side is not particularly wide, as there is a small fence here separating the adjacent bike path. The location is quiet in a cul-de-sac, where the pedestrian/bike path continues via a small staircase.
Anforderungen der Bauherren
Style, roof shape, building type: simple single-family house with gable roof
Basement, floors: basement, ground floor, upper floor
Number of people, age: 2 people, 41 and 46 years old, no children planned
Room requirements on ground and upper floor: Ground floor: kitchen, living, dining, guest bathroom, storage space (beverage crates, cloakroom, etc.), upper floor: bedroom, bathroom, dressing room, guest room/office and library room
Office: family use or home office? A “library room” and an office/guest room, no home office
Open or closed architecture: rather open
Open kitchen, cooking island: gladly!
Number of dining seats: 2 to x, as I like to invite people…
Fireplace: Yes
Balcony, roof terrace: No
Garage, carport: garage (preferably 2)
Utility garden, greenhouse: we like to grow on a very small scale, greenhouse possibly at some point if there is space/time, no need to plan yet...
Further wishes/special features/daily routine, also reasons why this or that should or should not be At least my two bookshelves must definitely fit in the library room (HxWxD 98x233x54 and 300x41x247, whereby one side here is only 32 cm deep over 88 cm length; currently also placed behind the door J) The kitchen is especially important to us as we like cooking and also have VERY much equipment, appliances, etc. Therefore, we also need a lot of storage space...
House design
Who created the plan: planner from a construction company, together with us
What do you especially like? Why? The spacious kitchen, the separate cloakroom
What don’t you like? Why? That because of the garage you first enter the dining room from the east side, the long hallway on the ground floor / the entire entrance situation...
Preferred heating technology: heat pump with controlled ventilation and photovoltaics
If you have to give up, which details / extensions could you do without: double washbasin, recessed front door
- cannot do without: fireplace, basement, dressing room!
Why is the design as it is now?
Design by the planner together with us
Unfortunately, we only have 8.16m available for the house width, but we could extend further in length...

Personally, I don’t like the floor plan at all. From the kitchen to the dining table is half a football field, and the living area is not even 4 meters wide. Upstairs, your bathroom is exactly on the other side of the bedroom, and you constantly have to walk through the bedroom to get to the dressing room. You don’t have children, so a separate sleeping, dressing, and bathroom area should be possible.

Hello Sabine,

the kitchen will definitely be longer than on the floor plan and it will have a small counter. It will be located approximately where the double balcony door is still drawn. That will be reduced to 1 and the kitchen will extend up to there. Our dining table is also quite large, so it fits quite well.
I also find it a pity that the living room is so narrow, especially since there is supposed to be a corner sofa, which is usually about 3m wide, so that it almost reaches the south window. So we will set up a small cozy corner as the living room. It is not overly large, but it is enough for a large sofa. The TV will go on the exterior wall, the fireplace diagonally opposite, and we can also see the garden from the sofa. Actually, I don’t need any free space in the living room...
Upstairs, I agree with you, we had planned it that way because we have often seen it like that... how can it be done better, do you have an idea...?

I like it! Sometimes you don’t think of the obvious... A bedroom facing north is more to my liking anyway, and then I can look out into the garden from "my" room!
