Hello,

I would be very happy if you could take a look at our planned floor plan and give us improvement tips.
Currently, we are especially concerned about the floor plan of the upper floor:
It is important to us that we have a (small) walk-in closet, a small study, and that the bedroom is not located next to the bathroom and the children’s rooms.
The bathroom should definitely include a T-solution.
Currently, everything is a bit cramped... :-( but we have absolutely no ideas left...
we have already drawn back and forth...
We do not necessarily need the laundry room on the upper floor; it could also be moved downstairs to the utility room.
The exterior dimensions of the house are 8.52 x 11.57 m.
Downstairs on the ground floor, we would like to have a concrete staircase with a storage room underneath. Therefore, a study is not possible here! Also, we really like the floor plan on the ground floor. The bay window on the ground floor could be shifted a bit, but then the position of the stairs upstairs would also change!
The orientation of the living rooms on the ground floor is perfect. Entrance to the north, kitchen to the east, dining/living room to the south and west. The orientation is also ideal for the plot.
But the upper floor... somehow it is not coherent...
I would be very happy if you could help us! Thank you very much in advance!

Hello mietze, I have already mentioned some points of criticism in the BFE, but I will not post any improvement suggestions there because as a layperson you get booed off immediately. Make sure that you have wardrobe space in the entrance area. For 2 children you need a lot – without a cellar. Also, the walking space there should not be blocked by a dresser. Similarly in the kitchen: if you open the fridge, no one can get past. Sink and stove next to each other is not ideal because you need preparation space exactly here. 80? cm between them is tight, if you chop alone and work in a triangle (wash, prepare, then cook) it might work. I would also arrange access to the utility room from the hallway. I would enlarge the kitchen by a few centimeters, there is enough space in the dining area. You might have to divide the window in favor of the seating area at the counter and to the disadvantage of the dining area. Give up one room upstairs. Possibly standardize the bedroom again. Why do you need a study?

It’s not as easy as we thought ...
We will take the kitchen to heart and stretch it a bit and arrange it differently.
Well, the study... my cross trainer and a few file folders are in there. We only need it for that...
The utility room is planned with access from the hallway.
In general, as already criticized, we lack spaciousness. I just have to reflect again and improve a lot... we imagined it simpler.

Me again:

I would leave out the door from the kitchen to the utility room, swap the utility room/hallway door with the chest of drawers. Use the space under the stairs (storage) for the entire wardrobe, then the other cabinet that one would bump into can be omitted. That way you’ll be more relaxed with the furnishing in the kitchen. 350 for the living room is really a bit meager – also, a floor-to-ceiling window as shown in the plan is not ideal because it would already be blocked by furniture. You can do PC stuff from the dining table or sofa. You can omit the study and create a niche in the bedroom. You can put a cross trainer there. File folders can be nicely hung up to the ceiling in the [Best-series from Ikea], e.g. in that niche. Below that, some little lamps and a cozy corner is created :) Don’t despair!

Important: Also draw the furniture to scale, so you can see the proportions :)
