Hello :)

We are currently building a house with a developer and so far everything is going well.

However, the architect made a mistake when planning the stairs, so now a part of the stair formwork is on the living room ceiling (see picture).

This can no longer be removed, so we have to live with it, for better or worse.

What depreciation can be applied here due to the planning error? Is there anyone who might have had a similar case?

50€?!
That is annoying, but it does not restrict the use of the house in any way, and visually it’s not a big deal either. There won’t be any eyestrain ;)
Therefore, I think you will not get any cash.
However, you are now in a good position to negotiate with the general contractor for a service at a lower cost or for free as compensation, for example the foundation of the carport, the base for the terrace, maybe a platform in the bathroom?
Something like that is much more valuable for you and doable for the general contractor.

Regards, Yvonne

So I find that super embarrassing. Honestly, I would be really annoyed. At the moment, however, I have to keep laughing about it. Sorry. :D

We are also very annoyed about it and have reported it directly to the construction company.

Currently, it is being examined whether it can be completely removed, but the site manager does not believe in it. And tearing down the entire staircase and reshaping it is not possible.

So for me that would already be a very serious mistake. I wouldn't be satisfied with 50 Euros here. Also still in the living room! Crazy. Can it at least be disguised? Ceiling suspension with lighting or something like that?
