Soundproofing through appropriate walls and windows, a controlled residential ventilation system with an air well, etc., has all been mentioned already. And one gets used to many things; in my opinion, S-Bahn noise is rather a minor problem.

I would now like to have the S-Bahngrundstück. Next door, my neighbors have visitors with many children and many adults. They have gone outside with food. There is nothing worse than noisy neighbors. That's when S-Bahn sounds great.

I agree with some of the previous speakers that you get used to the noise. If the green area is still being developed, the municipality may have already planned to put up a soundproof wall there; otherwise, you might be able to pool your resources and build one yourselves. If bushes/shrubs are planted in front of it, I assume there will be no significant problems. Also, make sure to pay attention to good soundproofing for walls and windows, etc. And if it really is unbearable for you, which I doubt, you can always choose to rent and rent out or sell the house, or perhaps live in different financial circumstances. I am in favor.

Best to build a bungalow because it is single-story and therefore not so tall. Construct the ceiling as a reinforced concrete slab, due to its mass and thus improved airborne sound insulation. Arrange quiet rooms (bedrooms, etc.) on the side away from the noise. Create an earth mound as a noise protection barrier if possible. Plant hedges, etc.,
