Hello dear forum members,
we are still quite at the beginning of the planning and want to build a replacement residential house in the outer area on my grandma's farm. The basic approval from the building authority is in place, so I would kindly ask no discussions here about building in the outer area, but rather critical comments on the floor plan we have now received from our architect. I will try to answer the required questions in a structured way. Unfortunately, I am quite a layperson in construction. Please be gentle with me.
Development plan/restrictions
Size of the property - several HA, the farmstead approx. 5000 sqm.(?)

Client requirements
Style direction, roof shape, building type - Nordic, typical single-family house with "Captain's gable" front and back, brick
Basement, floors - 1.5 no basement, as there is a large outbuilding
Number of persons, age - Currently 2 (29, 34, house should be designed for 2-3 potential children)
Room requirements on ground floor, upper floor - Living room with adjoining kitchen, small study, utility room, guest bathroom (with shower)
Office: family use or home office? - pure family use, documents etc. possibly if there really are 3 children, then a sofa bed should fit....
Guests per year - irregular, difficult to estimate
Open or closed architecture - ?
Conservative or modern construction - presumably conservative, with modern elements or so....
Open kitchen, kitchen island - would be nice, but actually we would like a sliding door to be able to close off the mess sometimes
Number of dining spaces - 1 dining place in the living room, a counter in the kitchen would be nice.
Fireplace - preferably masonry, possibly initially "only" a Swedish stove.
Music/stereo wall -
Balcony, roof terrace -
Garage, carport - We will not get a building permit for this, barn/farmyard available, must be enough.
Utility garden, greenhouse - no

Who is responsible for the planning: Architect based on our ideas that we saw on the internet and in prefabricated house worlds
What do you particularly like? Why? - I like the open living area / corner glazing as we have green meadow with a stream behind it, nice entrance hall with storage under the stairs and wardrobe, the number of rooms we want is fulfilled, large master bedroom, "twisted" staircase
What do you not like? Why? - Tendentially a slightly too large master bedroom, somewhat too small children’s rooms, not necessarily needing a children’s bathroom, too large guest WC, too small kitchen (no possibility for kitchen island or counter....
Price estimate according to architect/planner: -
Personal price limit for the house, incl. equipment: 500,000 EUR (incl. demolition and preparatory work on the site approx. 60,000 EUR)
Preferred heating technology: uncertain....geothermal with solar possibly.

I hope for a little input on what you find good or rather not so good, what one as a layperson does not first think of when approaching the topic. Of course, we will also give all our critical comments once again to our architect for revision, nevertheless I think it does no harm to get comments here and there. Unfortunately, the floor plans do not show the cardinal direction. The living room faces south/west roughly as an orientation. We will only receive the exterior views today, which I will then forward immediately.
