Opinions on the floor plan of 195 sqm living space desired

Hello dear forum members,

we are still quite at the beginning of the planning and want to build a replacement residential house in the outer area on my grandma's farm. The basic approval from the building authority is in place, so I would kindly ask no discussions here about building in the outer area, but rather critical comments on the floor plan we have now received from our architect. I will try to answer the required questions in a structured way. Unfortunately, I am quite a layperson in construction. Please be gentle with me.

Client requirements
Style direction, roof shape, building type - Nordic, typical single-family house with "Captain's gable" front and back, brick
Basement, floors - 1.5 no basement, as there is a large outbuilding
Number of persons, age - Currently 2 (29, 34, house should be designed for 2-3 potential children)
Room requirements on ground floor, upper floor - Living room with adjoining kitchen, small study, utility room, guest bathroom (with shower)
Office: family use or home office? - pure family use, documents etc. possibly if there really are 3 children, then a sofa bed should fit....
Guests per year - irregular, difficult to estimate
Open or closed architecture - ?
Conservative or modern construction - presumably conservative, with modern elements or so....
Open kitchen, kitchen island - would be nice, but actually we would like a sliding door to be able to close off the mess sometimes
Number of dining spaces - 1 dining place in the living room, a counter in the kitchen would be nice.
Fireplace - preferably masonry, possibly initially "only" a Swedish stove.
Music/stereo wall -
Balcony, roof terrace -
Garage, carport - We will not get a building permit for this, barn/farmyard available, must be enough.
Utility garden, greenhouse - no

House design
Who is responsible for the planning: Architect based on our ideas that we saw on the internet and in prefabricated house worlds

What do you particularly like? Why? - I like the open living area / corner glazing as we have green meadow with a stream behind it, nice entrance hall with storage under the stairs and wardrobe, the number of rooms we want is fulfilled, large master bedroom, "twisted" staircase

What do you not like? Why? - Tendentially a slightly too large master bedroom, somewhat too small children’s rooms, not necessarily needing a children’s bathroom, too large guest WC, too small kitchen (no possibility for kitchen island or counter....
Price estimate according to architect/planner: -
Personal price limit for the house, incl. equipment: 500,000 EUR (incl. demolition and preparatory work on the site approx. 60,000 EUR)
Preferred heating technology: uncertain....geothermal with solar possibly.

I hope for a little input on what you find good or rather not so good, what one as a layperson does not first think of when approaching the topic. Of course, we will also give all our critical comments once again to our architect for revision, nevertheless I think it does no harm to get comments here and there. Unfortunately, the floor plans do not show the cardinal direction. The living room faces south/west roughly as an orientation. We will only receive the exterior views today, which I will then forward immediately.

Captain gable and corner windows are an "original" combination. Window reveals slapped onto the wall in the hallway / kitchen / master bathroom wouldn’t suit me. The windbreak is often omitted nowadays, for whatever reason. Two parents / two sinks, but three children / one sink I do not consider clever. I do not understand the partition wall in the chamber under the stairs. The design reminds me of the Viebrockhaus Maxime 700, as it was recently discussed here. The small cat table in the kitchen does not quite fit with the otherwise generous space. Where are the house connection and heating room supposed to be?

What exactly is an "Ersatzwohnhaus"? – on farms I only know the Ausgedinge / Altenteil, but that is for the old farmers (?)

My predecessor is right about the bay window. The captain's gable is a distinct stylistic element. It needs a balcony with a floor-to-ceiling door at the top; that will be the office. The oldest child can go down to the office, as they have their own bathroom there. Two sinks side by side, I don't understand the point of that; better leave one out and plan for a urinal so that men don’t always have to sit... The display window under the captain's gable also looks more stylish with two floor-to-ceiling elements. And such a house needs a flagpole, at least a flagpole holder on the balcony, whose shape by the way would be best semi-circular. I also see the problem with the technology and the utility room. Everything goes in there, but that costs space and it won't be a huge storage room. Still, a tall freezer, washing machine, and so forth will fit. Okay, the second sink in there for cleaning fish and such. In my opinion, my house should definitely have red brickwork and white windows and doors. By the way, I admit, if I could afford something like this, I would build it too.

I really forgot to mention this in the initial post. The building services are being moved to the outbuilding (a barn that stands next to the house).

: What do you mean by "windows jambs slapped on the wall"? I will discuss with the architect to what extent the partition wall under the stairs makes sense there. The "features" that are drawn in are just roughly from the architect for now; we haven’t thought further about that yet.
The cat table in the kitchen also surprises me. Maybe it’s better without the sliding door with a kitchen island/bar to sit around?
We actually visited the Viebrockhaus Maxime 700 and the Wohnidee 425 and got some inspiration there. I’ll look up that thread. Thanks for the hint.
By the way, we are building a replacement house on the premise that the old house unfortunately has to be demolished after the new house is completed. The old house is simply no longer habitable/usefully convertible for us. An elderly division was unfortunately not possible (and would probably have been too small anyway, since those are size-limited) because there is no longer active farming. In the end, this is sensible since it allows for changing and better structuring the somewhat unfortunate yard layout today. Emotionally, of course, it’s a bit tough.

: A flagpole is indeed planned. For the exterior view, we have to wait for the finished design from the outside, which unfortunately didn’t come today (Are all architects a bit sluggish?) But we also plan a brick house on the yard; we like other styles too, but they wouldn’t fit there and wouldn’t make sense weather-wise because the house is freestanding on all sides.

Yes, we have already discussed that. For the sake of the additional space, we accept that.
