We are currently planning our floor plan and would like to hear another opinion:

Size of the plot 472 sqm (16 * 29.5)
Slope no (plot is however 1m below street level)
Site occupancy index 0.4
Floor space index 0.8
Building window, building line and boundary: 5m distance from street, 16m wide and 14m deep
Edge development: no (garage allowed)
Number of parking spaces: 2
Number of floors: 2
Roof type: 20-45 degrees or flat roof
Style direction: no specifications
Orientation: indifferent
Maximum heights/limits: unknown
Other requirements: surface infiltration

Requirements of the builders
"Standard" gable roof without special features
Living area approx. 130 sqm
Persons: 2 + 1 child (1 more planned)
With basement (firstly, we would like to have one and secondly it was said that building without makes no sense on a lower lying plot)
Guest room used as family office and for guests (~ once every 2 months)
No open kitchen
No fireplace

House design
Design by the planner of the general contractor
The house would be rotated approx. 20 degrees to the right on the plot
Knee wall is 75 cm
Roof pitch is 45 degrees
The garage is planned to the left of the house

-------------

Ground floor:
The pantry is intended as a storage room for vacuum cleaner etc., but we are now tending to remove it entirely to have more space in the hallway for wardrobe etc., maybe otherwise it will be too tight(?) and reserve those items in the guest room.

The kitchen should actually be large enough or should it be slightly enlarged downward if the pantry is removed?

The guest WC is small but I know the size from my parents and find it sufficient.

We would also like to have a window in the living room on the right at the dining table.

Top floor:
We are uncertain about the different sizes of the children's rooms but find it still acceptable?

Many thanks in advance.

Hello,

could it be that the attachments (floor plans) are missing?

Regards,

Dirk

Oh dear :( I completely forgot to attach them while writing the text, but now they are included as attachments, thanks for the hint.

Isn't the KG floor plan still missing as well?

[*]Please forgo the pantry and also use that space as a wardrobe – otherwise you won’t be happy there. Children have many, many shoes and also need some space to put them on. Without a pantry, you could place a shoe bench at the bottom of the plan and a closet and mirror at the top of the plan.
[*]Please also remove this 45° wall in favor of the kitchen. Then you can conveniently place a tall cabinet in the corner that replaces the pantry (let’s be honest, you don’t store that many canned goods anyway).
[*]Upstairs, you really should try out the bed arrangement, so you don’t hit your head.
[*]Furthermore, I would remove all 45° corners there; in favor of the children’s rooms and to the detriment of the bedroom (hope it’s clear what I mean :D) -> I would let the bedroom door open downwards on the plan, so you don’t lose any closet space. Hallway upstairs roughly like this:

Hello,

if you are already considering omitting the pantry on the ground floor, I would, in your place, think about allocating part of this pantry in the form of a shower to the toilet on the ground floor.

With an estimated 6 overnight visits per year, I wouldn’t want to have to share my bathroom with the visitors every time.

I also find an additional window to the right of the dining table sensible.

As the entrance and staircase are currently planned, you basically go through the dirty area at the door upstairs into the sleeping area. However, off the top of my head, I can’t think of an alternative solution if the room layout is to remain as is.

In the bathroom in the attic, I would consider adding a second washbasin – for four people (as you have planned), I find only one washbasin a bit tight.

Regards,

Dirk

Edit: Personally, I would definitely keep the 45° corners – this noticeably loosens the otherwise very right-angled architecture. We also built the accesses to the children's rooms at a 45° angle in the attic and, as we and all previous visitors see it, regard this as a visual highlight.
