Opinions on floor plan for single-family house, approx. 160 sqm, Frisian house

Hello everyone,

my husband and I (currently without children, but that is expected to change in the near future) are planning a single-family house in Frisian style with about 160m² and a basement. Single-story construction is allowed.
We are still at the very beginning. The plot has been purchased, and the house construction is scheduled to start next year. Now we want to get offers from some builders / architects. For this purpose, we have created a service catalog listing everything we want in the house, and I have tried my hand at a floor plan. I would now like to have your comments / suggestions on what could be improved or what we should pay attention to.

You write: "single-story allowed" and plan two stories? The second dining table in the kitchen is pointless. You have the dining table in the bay window just 2 meters away. The nicest room upstairs will be the dressing room? In the south nicely in the bay window and then put wardrobes in there? I would rethink that. The large bathroom only accessible from the bedroom? I personally always find that unpleasant. Especially small children are bathed in the tub. You then have to carry them through the bedroom, down the hallway, into the children's room again to dress them under the heat lamp (or create an alternative for yourself in the bathroom). I also personally don’t like the access to the dressing room and bathroom from the bedroom, but that’s a matter of taste.

Look, this will be our little house. Almost the same. Just without a basement, but with an attic.



In the dining area, 2.76m inside is very, very tight.

To my knowledge, single-storey construction is also permitted if the area of the upper floor does not exceed 2/3 of the area of the ground floor (from a height of 1.5m). Or am I mistaken?


There is a sliding door between the kitchen and living room because we do not want an open living-dining area due to the smell. A kitchen table for breakfast and lunch is very important to us in the kitchen, as we do not want to carry everything there all the time, including odors. Hence two dining tables even with a short distance.


Yes, I also find that somewhat unfortunate. I will try to swap the bathroom and the dressing room.


What would be your recommendation for how wide we should make the bay window?

You are correct there. For better understanding, the 2-meter lines or your planned roof pitch with knee wall are missing in your floor plan. Are there any specifications for ridge height / wall height?

I somehow don't see two dining tables. Did I miss something? It's best to put the cooktop and the sink on the same side. Otherwise, you'll be running through half the kitchen all the time. Maybe even consider putting both on the island. Saves some unnecessary steps.
