Opinion on the property requested (borders a forest area on one side)

If I look closely at the relief map, I can quite clearly identify the spoil heap of the former quarry there, which over the years has become overgrown with forest. The structures cannot really be explained otherwise.

Now the question arises, what was extracted there or deposited as spoil? Was other waste also deposited in the course of the dumping?

Not that I have health concerns since everything is sealed by vegetation, but it would be a matter of long-term value retention. A negative newspaper article about the suspicion of a toxic waste dump is enough, the internet never forgets, and you will never get rid of the property again.

There might also be a danger of contaminated seepage water. Rainwater enters the heap at the top and exits again laterally at the bottom (onto your property), possibly including lead and arsenic contamination.

I would definitely clarify that beforehand!

Hello Mottenhausen,
muschelkalk was quarried in the adjacent area, so I do not assume—provided that the construction area was really partly used as overburden—that anything "bad" was dumped there. During our on-site inspection, excavations up to an estimated depth of 10 meters were made over the entire construction area. The composition of the soil was apparently identical at all depths (the brownish, firm soil as in my photo yesterday).

But I will definitely discuss this again or ask the municipality to grant me access to the soil report of the construction area.

P.S.: You are explicitly talking about the forest area, I only realized that upon reading it a second time ;-) I will also address this before signing the contract!

You don’t need to worry about the development area and your plot as such, everything is fine, otherwise it would never have been designated as a residential area.

The real danger is the landfill behind your property. I also suspect that only worthless soil was deposited there in order to reach the deeper limestone. But unfortunately, even into the recent past, it was common practice to fill quarries with all sorts of things, partly legal, partly illegal. You just have to be aware that if something is ever found in the landfill, your expensive and hard-earned property will be devalued overnight, and that goes against the fundamental idea of building a house to create "lasting values"... :-(
