Opinion on the property requested (borders a forest area on one side)

Oh, the fences are only allowed to be 1.25m. I would ask again about the hedge, how tall it is allowed to be. If the walkers on the footpath are constantly looking onto my terrace - that's a bit annoying. You would almost have to plan for privacy screening. Of course, it also depends on where we are here. Big city nearby or a cow village?

Clearing snow wouldn't bother me at all since I saw my daddy's snow blower in action. ;)

So is it a slope or rather not? That would, of course, mean quite a bit of extra cost.

The new development area is in a town of 2200 inhabitants, so rather rural, manageable, and pleasant :-) Also, there is no through traffic, since the development area will become a newly created "island" without a through road. According to the Miss tool in BayernAtlas, the elevation difference along the entire long side is about 3 meters (in the buildable area even only about 1m) and about 1.1 meters along the narrow side. So probably very undramatic. I assume that by hillside location in the development plan, the plots further east in the area are meant, where the ground makes a bend and becomes a bit steeper.

Neither the forest nor the footpath would bother me. Our property is also next to a footpath, our hedge is allowed to be 1.60 meters high (which it is not yet...). We do not feel disturbed by it. The shadow cast by the forest can also be precisely viewed in appropriate tools beforehand. I would generally prefer shade from trees to shade from close neighboring buildings :)
