Why does the living area become 30 sqm smaller just because of a basement? I could understand a maximum of 10 sqm for the stairway...

Not because of the stairway... but you can only spend the money once... a basement would have cost us somewhere between 50 and 60,000 €. For this money, we were able to increase the house size in the catalog twice, install a fireplace, plan a bay window, install a softening system, and thanks to the ventilation system improve from Kfw 70 to 55....
And we preferred it that way....
Regarding Walddorf: everyone has to know what they want, but don’t forget, a house usually also has an attic, which in our case became very large...
40 sqm with a standing height of about 1.70m in the middle... Enough storage space for the relics that the heirs will throw away later
We are currently in the process of moving my parents-in-law from a 200 sqm house with 160 sqm basement into a 100 sqm apartment with a 20 sqm basement....
It’s amazing what has all been kept, but honestly.... it’s too modern for the museum, and too old to keep....
My mother-in-law kept everything in good faith, for the grandchildren... well, unfortunately plastic becomes brittle, leather breaks, and wood rots....
And I really don’t need a slide projector and a film projector, especially since all the films are ruined
Of course, whoever can afford to build with a basement should do so, it also increases the resale value of a house in case of emergency...
But I wouldn’t give up the comfort upstairs because of it....
