We will choose the company 90% because my wife is afraid of hidden costs or costs that end up being higher than agreed.

The house company guarantees the agreed price no matter what happens and payment is made after the key handover. (100% of the amount)

Additionally, another company would have to copy the construction style where my wife fears it will end up being neither fish nor fowl.

I think the company will be chosen, but I still don't want to be pressured.

The company itself may be reputable, but the time pressure is not. Therefore, you shouldn’t defend him to yourself.

Construction price 370,000 - 400,000, that already includes a 30k margin! And usually, a 10-15% price increase is factored in from the start. That would bring us to 70k (30+40).

The seller wants to pocket his annual bonus and is applying pressure.

I wouldn’t do that with such amounts without a firm financing commitment! A preliminary inquiry is worth as much as my letter to Santa Claus.

There will always be hidden costs if you only select samples after signing (especially when the kitchen is quoted as an all-inclusive flat rate) and you don't want to settle for the simplest offered equipment in the end (e.g., with around 30 power outlets and a network socket, carpets in living areas). And what the salesperson says: "we already have a very high standard in the basic equipment, prices will rise in two weeks and of course we are already voluntarily complying with all 2018 regulations" (just ask the salesperson for fun which ones those are, for example, HC granting a 14-day right of withdrawal was not the case at least a few months ago) I wouldn't always believe without verification. And always keep the seriousness in mind: the company has been on the market here for four to five years, was very small until recently, now a huge growth is being focused on, legally a German GmbH, which cannot be equated with the parent company from Denmark!! Payment only upon handover of keys does not protect you at all against insolvency during the construction phase, because then partial payments would have to be made anyway... if you like the company's style, build with them but check the contracts carefully and try to have as much as possible sampled beforehand and written into the contract. Verbal statements about "this will cost such and such extra" are, according to experience, worthless and later no one remembers them...

Yes, I can also imagine that we agree that the purchase contract is not valid without financing.

But I also believe that about the bonuses.

I will probably risk the price increase and hope that the price stays the same, in the new year they also need new work done but certainly not so urgently ☹️
