If you have already sampled, much has already been won, but how then does the 30,000 Euro range (370000-400000) come about? And are a few thousand euros also factored in for extra soil excavation, etc.? Such things almost always occur...

That is a naive point of view if the contract has not even been thoroughly reviewed yet!

A clause regarding financing is also a tricky matter. What if you were already to get financing - but not on the terms you had imagined and could live with?

Hello Manyyuu Thank you for your contribution How do you mean that? In case of insolvency, do I have to pay proportionally? Exactly, they advertise the opposite. ( dafür hält etwas teurer ) Yes, the kitchen has not been sampled yet, the rest has. Yes, for the excavation he charged 9,000 extra directly (large base area)

Do you pay according to construction progress? If yes, the payments made are lost in case of insolvency. Then you have a shell construction and have paid 70% for it (so to speak).

Or is the full purchase price due upon completion?

Is no bank guarantee required? If yes, even the entire money is lost. The bank is only allowed to pay out to the developer.

The insolvency administrator is bound by law and will take from you whatever is legally possible. And as a rule, that will be so much that building the house (further) can turn into a financial disaster.
