As mentioned, that was the first offer for the fixed price of the GU. The detailed electrical planning took place last week. We went through our plans with the electrician and specifically determined the number of sockets, etc.

Currently, we have 75 lighting circuits (whatever that means), 45 switches, 97 sockets, 10 LAN duplex sockets, 11 room thermostats, 24 x motor connections, etc. That amounts to €43,000 net. The kitchen power circuits are not yet included here and still need to be coordinated with the kitchen manufacturer. Overall, the gross amount is certainly close to €55,000.

How someone wants to switch 75 lighting circuits with 45 conventional switches is still not quite clear to me.

But that definitely sounds like you're simply in it now and that - as mentioned - apart from quantity adjustments maybe, your price is. That's GU-life.

Sounds like a [GÜ] to me and not a [GU]. My [GU] at least doesn’t show me the prices he calculates for the subcontractors. So what are you paying on TOP of that – what is included in the house price offer?

How do you come up with the idea to arbitrarily reduce the contract award to a general contractor?

The question of awarding the electrical lot to the general contractor – actually even the choice of a general contractor at all – I would have largely based on how congruent the electrical work description is with my own ideas. I work with a home automation planner – what he can design completely overwhelms many village electricians by miles. Actually, it's quite simple: you just have to understand that the "stone" mantra of the 11ant (a forum user) applies similarly to other elements of house construction.

How is the case with you: do you want
a) simply more circuits but otherwise basic fare
z) a smart home or even a gaming man cave garnished with living spaces
or what exactly somewhere in between? ... after that, it is decided where your electrician sweetheart would be to find.

It is a general contractor. Much is done by themselves and not subcontracted. Our fixed-price offer includes a budget of €41,000 for the electrical installation.



Several changes were still made to the plans, but yes, this house is the basis.

Our contract states that self-performed work can be done. It must be reported "in a timely manner." Trades that have already been commissioned can no longer be performed as self-performed work.

Home-cooked food at a reasonable price would be enough for me.
