In general, more equity would of course be good. Consider if you can get more from somewhere. Just getting below 90% often makes a big difference. Consider whether you really insist on flexibility such as changing the rate or special repayments. It all costs money.

Yes, that is correct. They already required a 3% repayment rate as a condition for the financing in my actual 80% financing.

The Sparda (here in Nuremberg) is very conservative in that regard.

The loan-to-value ratio is 100% = all costs except incidental costs. Therefore, the conditions can already be okay. Yes, I don't know the income. It should be enough.

Very few. Most decline due to lack of creditworthiness; or require substitute collateral. The conditions largely reflect the loan-to-value ratio.

Of course, this is somewhat generalized; for some, the condition also changes, for example, with high repayment, but these are two essential levers.

You are fundamentally absolutely right.

When the loan-to-value ratio approaches 100, the terms get worse. Nevertheless, not everything is decided automatically at the banks. If I have a loan-to-value ratio close to 100, but the income situation (household calculation) is so good that it not only easily works but the customers may even be "potentially strong," and the financing is interesting because of the volume, for example, then the advisor will make more effort and maybe forego a tenth of a margin...
