Offer costs for heat pump and underfloor heating

I now have a first offer for my new construction project and I am basically quite satisfied with a first overall price of €370,000 turnkey; including flooring and painting work. Nevertheless, I consider several individual items listed to be very expensive. I would really appreciate a brief assessment.

A house in Tuscan style is being offered with a basement, 2 bay windows (only on the ground floor), an additional canopy over the two bay windows + terrace as well as 2 prefabricated garages. Living area 145 + 75 sqm usable area. Unfortunately, the detailed cost breakdown is not very detailed which is why I still have to discuss the offer again with the provider before I can make a decision here.

However, it is now specifically about the costs for the optional heat pump and the underfloor heating:

The heat pump (Alpha Innotec, 800l layered storage tank, 6k heating rod, outdoor installation) is supposed to cost an extra €28,000 compared to the gas heating system.

For this, the underfloor heating item would be omitted at €13,000 because this would be included with the heat pump.

Personally, these prices seem very high to me and that is why I would like to hear your opinion? Is that realistic for the living area?

So 15k surcharge, otherwise it’s comparing apples and oranges. You have to calculate what is cheaper in the long run. GAS or electricity. What is more maintenance-intensive, etc.

What does the gas boiler cost?
Is the drilling included and what could something like that cost?

Since I don't know the model, I have to rely on my prices. Our heat pump cost 8,000 euros, the commissioning 2,000 euros, and the drilling 5,000 euros... so all in all... 15,000 euros somehow fits. But this is just for orientation. This does not relate to your construction project.

So gas is not an option for me as there is no gas connection. And I don’t really want to bury a gas tank in the garden.

I forgot to mention that it is an air-to-water heat pump. Unfortunately, I don’t have exact details about the heat pump since the offer only states it as indicated above. But orientation was exactly what I wanted. Thanks.

Exactly, what is supposed to be optional about the air-to-water heat pump if gas is not an option?

The surcharge is simply outrageous. As tox wrote, you can get a brine heat pump for that money with a good offer. But not as a surcharge, rather as a complete system.
Where is the credit for the boiler, solar thermal, gas connection?
