Hello,

we are currently in the final floor plan planning stage for our house and would like to hear your opinions and ideas.

Development Plan/Restrictions
Plot size: 650 m²
Slope: no
Site occupancy index: 0.3
Floor space index:
Building window, building line and boundary: see plan
Edge development: double carport at the property boundary
Number of parking spaces: 2
Number of floors: 2 mandatory
Roof shape: gable or hip roof with clipped gable, roof pitch between 30-50°
Style: Frisian house
Orientation: eaves side with Frisian gable
Maximum heights/limits: none

Requirements of the builders
Style, roof shape, building type: two-storey single-family house, facing bricks, Frisian gable
Basement, floors: no basement, 2 floors
Number of people, age: 2 adults, 1 child, 1 child planned
Space requirements on ground and upper floor: approx. 70 m² each
Office: family use or home office? Room "guest" on ground floor intended as combined work and guest room, no home office
Overnight guests per year: 5-10
Open or closed architecture: rather closed
Conservative or modern construction: conservative
Open kitchen, kitchen island: semi-open, no kitchen island
Number of dining seats: 6-8
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: double carport
Utility garden, greenhouse: no

House design
Who is the planner: planner from a construction company (Heinz von Heiden)
What do you particularly like? Why?: small covered entrance area, semi-open living/dining area with sliding door, large sliding door on the ground floor, floor-to-ceiling windows on the upper floor on the southeast side
What do you not like? Why?: small utility room and too large bathroom on the upper floor, staircase was originally planned rotated by 180°
Price estimate according to architect/planner: approx. 200,000 €
Personal price limit for the house, including equipment: 250,000 €
Preferred heating technology: natural gas and solar thermal

We look forward to your comments. If any details are missing, please just mention them.

I have one basic question: The project planner of the house building company told me that the escape window for the chimney sweep is not shown because it is not relevant for the building application. Is that correct?

Move the washing machine & co to the first floor and you will have more space in the utility room.

Is the Frisian house here a two-story building? To me, it looks like one and a half stories, despite the gable.

P.S. The shower on the ground floor can be planned better. Otherwise, it is just a standard floor plan... why is there no window in the south? Is there a plot of land? Location? And is the Frisian house mandatory according to the development plan? I don't like to believe that in combination with a two-story building.

First of all, I would like to thank you for the feedback.

As can also be seen in the drawings, there are not 2 full floors, but rather a ground floor and an attic floor.
It would probably be a one-and-a-half-story house. I just noticed that the terms vary depending on whom you ask.


What idea would you have regarding the shower? There are no windows on the SO side because we prefer to have space for a couch in the living room and a larger shelf in the study/guest room.

You cannot build a 1 1/2-story building where a 2-story building is required!

You place the shower to the outside, here on the exterior wall, so that the utility room can be used as efficiently as possible.
A heater will hardly be installed in the niche because you can no longer reach everywhere needed for necessary maintenance.
