Yes, that's fine. It is also legally regulated how much the notary gets. Why should they? The bank is not responsible for that. You also don't expect them to tell you how much the construction electricity will cost, which you have to pay separately.

The bank did provide the correct information, [Grundschuldbestellung] is only the fee at the office. Everything else is notary costs.

Legally (at least EU law) the bank must list all the costs related to the financing. That is why there are nominal interest rate and effective interest rate.


Are these already all costs for the mortgage deed registration/entry? Will we still receive a bill from the land registry office for the mortgage deed registration? I know it from property purchase. We have two invoices (one from the notary and one from the land registry office).

These are third-party costs and not bank-related costs. The effective interest rate will only include possible bank costs (e.g., account management fees). Furthermore, the number of installments influences the effective interest rate. That’s it

I partially agree with you teilweise : According to Interhyp: However, the effective interest rate is not a purely "all-inclusive" package when determining financing costs. The fees incurred for ordering the securities are not included in the effective interest rate. This primarily includes the notary and land registry costs for registering the land charges in construction financing - dieser Gebührenposten muss vom Kreditnehmer beim Aufstellen der Gesamtkosten gesondert aufgeführt werden.

The borrower is not a lender = bank, right??? The bank does not have to include third-party costs! Period!
