Don't sign that. The thing is dodgy. Tell the agent: You consider yourself to have been fraudulently deceived by him, the development fee comes on top by 15, you also insist on your notary, if the people want to sell, then with a 15 discount and with your notary. Private customers are very well protected by law. The broker should have clearly explained that this step would incur costs. : Don’t worry.

I would probably also stay away from it. It already starts off poorly, and usually it continues in the same way.

Yes, I like the approach. I would even go down more than 15,000€. But the choice of notary doesn't matter. Is the contract okay or does something already stand out as negative to a layperson? If you still get the award despite the price reduction, then have the contract checked by a second notary. Oh, and all further communication only by email, not by phone, so that you have something in writing.

No. The notary is not irrelevant. Selling and negotiating is at least 50% psychology. And one of the real estate agent’s tricks is to set things up so that you are the one in control and the buyer is a beggar seeking mercy. One element in this is to choose the notary (notary’s perks – small commission on the side?), but the buyer pays them. The buyer also pays the agent, who does not act as an agent but only represents the seller’s interests. – The only help is an honest word between men: I am your client, I am supposed to pay you, so I expect honesty towards me. And I pay the notary, so I choose them. And if the sellers don’t like driving 20km for a few euros, then it just won’t happen... then comes the aria about all the others who are waiting in line... and then you say: Fine, go there, to the queue, or do it with me, I am solvent, I don’t talk, I buy and pay, but only when everything is clear and on the table. Don’t give in, but also don’t become rude, that’s how it works. K.
