The two-week deadline after receipt of the draft purchase contract applies to purchases from private individuals.

Note that since 2013, the Beurkundungsgesetz states that the contract documents must be delivered by the notary. If, on the other hand, these came from the seller, no deadline started to run anyway!

Yes, it is indifferent when it comes to the notary. What matters is the content of the contract, nothing more.

Do we know if there are other buyers? Probably not for the thread starter, elsewhere people are lining up. So why stress over the choice of notary? You can do that, but then you shouldn’t be surprised if others get the contract. That may be okay when there is a large selection of properties, but in other regions you shoot yourself directly in the foot with such principled behavior.
