Hello everyone,

We have already found and reserved a plot of land. Currently, we are gathering various offers. However, I have now come across a detail in the development plan that confuses me a bit.

Passive noise protection measures according to DIN 18005 are required. When we inquired at the municipality, we were informed that NO assessment has been carried out. The impressions exceed the value specified in the standard by up to 5 dB(A).

The plot is located on a country road. The house wall is supposed to be about 17 m away from the road. A municipal protective earth berm has also already been constructed.

The house will have triple-glazed windows and appropriate insulation according to kfw55. Also electric roller shutters.

How can I find out which measure is exactly required? Or are these measures already sufficient?

I would appreciate any assistance.

Very very important soundproof windows, at least class 4. Triple glazing is worse than double glazing. Thermal insulation always comes at the expense of soundproofing.

If possible, no Ytong house. Unfilled Poroton is sufficient, but better with filling. No decentralized ventilation or window rebate ventilators.

I am not an acoustics expert, but you can look it up in the manufacturers' tables. Possible explanation: with double glazing, the panes are thicker and it therefore has more mass overall.

Thank you very much for the explanations so far. However, my question is, who ultimately checks whether we comply with the passive requirements from the development plan? There are no precise listings from the municipality regarding what we have to adhere to. Only that the DIN standard may be exceeded by up to 5 dB.

The district road is approximately 17 m away. An embankment made of earth and trees was already created by the city years ago.

The district road connects two villages. In the village where we are building, there are 788 inhabitants. The noise exposure (we have been on the property several times) is really low and not comparable at all to our current living situation.

So after a quick Google search, this illogical claim cannot be confirmed.
It is apparently the case that triple-glazed windows do not have significantly better sound insulation than double-glazed ones. With appropriate films applied, the sound insulation increases equally for both variants, as usually only the outer two panes are laminated.
