Hello,

Two-family house with hipped roof, Kfw 70 incl. base plate: TEUR 270
Additional cost white tank: TEUR 8.5
Usable basement: TEUR 48
Basement, converted for apartment: TEUR 25

All in: TEUR 351.5

Two-family house with gable roof, Kfw 70 incl. base plate: TEUR 300
Converted attic (apartment): TEUR 15

All in: TEUR 315.0

For both variants the following costs must be considered:

Additional building costs: TEUR 40
Painting/flooring work in EL: TEUR 20
Outdoor facilities in EL: TEUR 10 (only the necessary)
Reserve for extras: TEUR 10

All in: TEUR 80

Now you can explain to yourself why I guessed it was a test question ;)

Rhenish greetings

What do the ancillary construction costs include?

What do you mean by Nutzkeller TEUR 48000 TEUR.

I had forgotten, a 40-degree pitched roof must be installed.
But I don't think it will significantly change your prices.

Utility cellar not suitable for residential purposes:

- no heating

- not plastered

- not painted, not wallpapered

- no residential windows (triple-glazed)

- possibly lower ceiling height

So a cellar that can only serve as storage space.

Regards,

Dirk

Hello,

It's not the first time I wonder why users here "voluntarily" share their experiences if no one reads them:

Dirk answered that perfectly!

Not really; if you add the costs of the usable basement plus finishing to the second example, the shoe fits.

Rhenish greetings

Sorry, but you should first inform yourself a little and also read up here before you plunge into the "house building project."

That must be an expensive plot of land.
The additional construction costs listed are all only approximate values, which in reality can be somewhat lower but also significantly higher. Just because you possibly don't have to pay GES and it might be around €20k for you, that by no means means that in your case only half of the additional construction costs remain.
