Hello everyone,


since the first draft was torn apart here, I am trying the second draft with a slightly different layout, but otherwise the same requirements. It is still planned to live in the house for about 15-20 years and then sell it.
So let's go!

Hello!

Unfortunately, I no longer completely remember the previous draft, but I think I criticized the kitchen. I still find the small dining table somewhat out of place, just like a kitchen island in a closed room. But I believe it is now somewhat better. In the cupboards on the right side of the plan, I wouldn’t store items that I constantly need while cooking, since otherwise you have a lot of walking back and forth.

Upstairs, I find the children’s area good. I would do without the bathtub in the children’s bathroom. You don’t use bathtubs often enough to need two on one floor.

The bedroom has useless space on the left side of the plan, which is also separated by a room divider. Why is that?

I would reconsider the window directly above the bathtub.

I find a lot of it too big, so without added value. Gallery and bedroom upstairs, kitchen, dining area... the Christmas tree has space, yes. But realistically, you can’t furnish the living room properly despite the size. The utility room, on the other hand, is again too tiny – too small to use as a freezer and laundry room. Same with the garage: insanely huge, but only fits one car. For the money you have to pay for the space, I would build 50 sqm smaller, but for example with a sensibly located open space or something more creative than a city villa, where due to forced symmetry not even the bathroom window is placed sensibly. In that respect, when buying a house, I wouldn’t just focus on cold size, but on refinement.

I think it's good that you plan for a lot of wardrobe space. How it is planned, I like less. The narrow corridor in front causes people to block each other and creates congestion. I find the WC on the ground floor borderline narrow. If I see it correctly, the room is 1.20m wide? Then there is the installation wall with about 15cm, plus a few centimeters for the plaster. In the worst case, the room is only 1m wide at the end.

hits the nail on the head. Big house with little space, I would say. The living area is large but you have a lot of empty space in the middle. The kitchen is big but I don't see the point of the small table. Maybe more like a counter at the island?

What do you want to do with the separated area in the bedroom?
