Dear forum users:

I purchased a condominium from the developer in 2016 and have been experiencing pure horror ever since. There has not been a single day when I have found peace.

I will summarize briefly: All demands regarding defect remediation have been rejected by the developer.

After 3 years of fighting with the homeowners' association, a private report was finally produced.

Sound insulation according to DIN 4009, Supplement 1 was exceeded.

The developer claims to have built according to current technical standards.

Supposedly, no better sound insulation is possible.

DIN 4009 does not cover low-frequency ranges.

The measurement of low-frequency ranges (impact sound) showed a result of over 70 dB!!!!!!!

Another apartment was also measured, with the same result...

Other apartments in the building show the same phenomenon.

For me, this is a defect in the common property.

The homeowners' association no longer wants anything to do with it... I am supposed to live with it.

I am now considering what to do

1.) Stay in the apartment: ruled out

2.) Sell the apartment: The apartment is in Nuremberg, prices are currently high. However, I can’t imagine that this will change in the medium to long term. Maybe it’s better to keep it?

3.) Rent out the apartment as it is: Are there really tenants who wouldn’t mind?

4. Rent out the apartment, fix it myself, deduct it from taxes.

Does anyone have an idea what technically would have to be done here and what it would roughly cost for a 70 sqm apartment.

Sorry, I thought the people here in the forum were mean because of 70 dB. I just googled it. I really have to ask. Seriously??? Have you ever lived in a rental apartment? It is after all a community. When children or animals come into play, it gets significantly louder. You probably can’t afford a house (based on your financial description). I don’t think camping is an option either (noise).

Typical forum. Someone reports a problem here and everyone makes fun of it. I would sell or rent out the apartment. If it is financially profitable, I would rather rent it out and generate long-term returns if that is possible given the conditions.

Not everyone is making fun of it. Most have given the advice that you are also giving here.

However, I do find it somewhat strange to want to suspend a ceiling if it is higher than the Bavarian minimum requirement.
That is trolling in real life.
