I can relate to that very well! If I had to save square meters, a second toilet would also go. Many people here don’t understand that.

Light! Having to switch on the light every time is not nice. A window doesn’t cost much. It can be a higher placed or a frosted window.

Are you sure? Is there a current elevation plan? According to the development plan and canal planning, it looks like only 50cm, with a 2m slope over the entire length of the property.

Yes. Two stories. Since it is not mandatory, of course, it might not matter to you.

Are you sure that wall openings help? As far as I know, carports are assigned a fictitious wall.

Textual part of the development plan:
3.3 Terrain alterations
Fillings and excavations on the building plots are permitted up to a max. total height of 1.5 m compared to the natural terrain

How much filling is planned?

With my elevation interpretation from the development plan it would work, with 1.5m slope it would not.
4m * 15% = 0.6m maximum height difference
or the other way around
1.5m / 5m = 0.3 = 30% > maximum permitted gradient of 15%

What happens if in some places it is more, e.g. 20%, and on average again 15% after paving?

The legally prescribed 15% for medium and large garages do not apply to small garages. Nevertheless, they should not be exceeded according to the recognized rules of technology. It is also in one’s own interest not to slip away or get stuck on black ice. 20% is still considered suitable for practical use, even if you then have to pay close attention to the transitions, as some production vehicles threaten to scrape. §3 Garage Regulation (2) 1Between public traffic areas and a ramp with more than 10 percent incline, there must be an area at least 3 m long whose incline may not exceed 10 percent. 2Exceptions may be granted for ramps of small garages if there are no concerns regarding safety or traffic order. If the exception is not granted, the carport must be moved further back. And further back means further down.

Thank you Cars are not parked on. Only the entrance to the house must be wheelchair accessible and for that a part of the yard has to be raised Parents and parents-in-law have over 30% This is not unusual here That is why I was surprised
