Within three years. So for a 70sqm apartment about 70€ per month - rent then fixed for three years. And that's only within the rent index. Massive is something else. Why DO you have to increase? What governmental regulations force you to do so? You wrote nothing about that.

There was a new rent index in Berlin this year. The result is, I could increase the rent (>100 EUR). But I would feel shabby doing that. On the other hand, the fixed interest rate expires in 2027. In preparation for that, it would probably be sensible to raise it a little now, so that it’s not too much at once in two years.
