New single-family house construction in 2025 possible on a low budget?

The online prices of Town & Country should be taken with caution, as many things are either not included or insufficiently covered.

Last year, we had the Flair 113 calculated.
For us, about 70,000 euros were added on top
- 30 cm walls (unfortunately not standard)
- shutters on the ground floor
- an additional wall for the study on the ground floor
- building inspection
- development costs (utilities are directly in front of the property)
- foundation reinforcement
- removal of soil
- construction electricity and water
- outdoor facilities
- floors and walls
- sampling buffer
- surveying costs
- buffer

A photovoltaic preparation is included, but not the panels, so those will also be added on top.

Of course, all of this may have changed again in the past year, but I would add another several tens of thousands of euros to the price, just because of the buffer you need.

now, but to be fair, you have to deduct from your 70K the costs that have nothing directly to do with the house price. Those on which the house builder has no influence. Development costs, removal of soil, outdoor facilities, floors and walls. This puts things into perspective again a bit.

Yes, it puts it into perspective somewhat.

But floors and walls are indeed part of the costs that the house builder influences. Because these are classic construction costs and with Town & Country (as with other turnkey builders) are not included in the base price. Just simply plastered walls or screed are not the usual wall and floor coverings ;-)

And the presentation by also shows, as other forum members also post, that the price starting at T€ XXX is not the final price, because the company’s calculation is so tight (to show a good price bottom right) that nearly every plot and construction project involves additional costs. Whether you want it or not, because the perfect plot is very rare.

If in the end the construction costs are "only" 2,800€/sqm instead of the 2,900€/sqm named by , when foundation issues are excluded. Then add a small price increase for the last 12 months and you are not far from the 3,000€/sqm always mentioned here in the forum.

I also built with Town & Country in 2019 and just checked what the base price would be now. An increase of 60%, although now a lot is included that used to cost extra back then. Still, the base price at the same location is now about €40,000 higher than what we paid including all changes, upgrades, etc. You also won’t get much below €3000/sqm with Town & Country anymore.

Pretty intense, 10 years ago it was €1,715 for me. Now €2,850, that's +66%. Just annoying - the interest rates are again exactly as high as before. I financed at 3.8%.

Pure house price including additional construction costs without painter and floor covering and outdoor area: 1,530€
