What does the calculation include? Where do ancillary construction costs, exterior facilities, painting, and floor coverings appear? Viebrockhaus is just as standardized as any general contractor and turnkey basically does not include this and that. Has the V. house already been fully planned with all extras? But since Viebrockhaus is one of the more expensive providers, one must assume 2000€/sqm in Lower Saxony as well. Therefore, it should not remain at 385k, and even 420k may not be enough or only barely sufficient. I see equity here only for the kitchen, furniture, and lamps; everything else should be financed.

You do realize that your partnership agreement will not interest the financing bank? In case of separation, you both remain debtors; the bank does not have to agree to release one borrower from liability. Two borrowers are better than one. Let's sum it up: your partner is alone in the land register and thus sole owner. The debts for the house belong to you at 50%. In case of separation, you have to assert your rights legally (worst case). Well done.

Land register, everything else is nonsense. The parents have to understand that the shell = house also has value. In the worst case, you put yourself in a weaker position. Alternative: your partner also finances alone, you have nothing to do with the house.

I still see one (simple) possibility: buying half of the land from the parents or the woman. Maybe you can also agree on a "friendly price." The thing with the partnership agreement somehow seems too risky to me the longer I think about it.

Yes. We have already discussed this idea as well. Thank you for your suggestions. The partnership agreement also seems increasingly opaque and problematic to me.
