New construction - What costs have I forgotten?

Hello dear house building friends,

we will start building next year.

Since I work in the real estate sector, we are not building turnkey but are tendering ourselves + own work.
I have now prepared a table attached. The sums are all from offers I have received.
The costs are irrelevant here. Since you don’t know the house anyway :)

The house has an external dimension of 11.28 x 11.28

What matters to me more is that you just take a look and say.. You forgot this and that and the other... :)

I am sure that I have forgotten quite a bit but still already have a lot included.

However, I ask you to read the post again and possibly revise your answer! I wrote that the prices are irrelevant! I could have written 0 euros everywhere!

But since you apparently know your stuff well – I am surprised that you don’t criticize the heating and sanitary position! Or do you think that you can get heating according to the Energy Saving Ordinance for just under 21,000 euros and that there is only one bathroom in a house with these dimensions?

But I will get to the prices, since my father-in-law has a large company (heating & sanitary). Among others, painters and electricians are employed there!

In addition, he has a large hardware store: meaning I get the equity prices for building materials as well as the equity prices at Coordes and Gräfe!

So my building materials are considerably cheaper to purchase than for the average consumer!

Now again to my question: did you notice anything that I might possibly have forgotten?

I believe some things are also missing from the ancillary construction costs, but you can get detailed information about that here in the forum using the search.

You, sorry, I had no intention of reading into your question and your gaps so deeply and comparing it with my lists, that would be really difficult anyway, because we don't even know what you want to build, so I'd rather not :)....

It seems that you could contribute a lot here... it's a shame that we haven't even read you with your knowledge and connections in one or the other question.

How do you want to finance your project? Do you have the money cash in the nightstand or would a loan be possible? Then the financing costs are missing.
