thank you for the answers. Regarding the development plan, it is clear that construction up to two stories is allowed. The background is that as part of the development of the directly adjacent new development area about 3 years ago, a development plan was already adopted, which will also apply to the newly designated building area.
Regarding the property, I have already activated "Vitamin B" and it looks very promising at the moment. ;-)
On the topic of cost estimation, I have also done some reading and got the impression that despite the guideline values (1,500 EUR/sqm to 1,800 EUR/sqm), there is still a lot of uncertainty. Is an estimate of 1,800 EUR/sqm sufficient for the Rhine-Main area and does it also include some buffer? We are aiming for a slightly upscale finish, i.e., underfloor heating, electric shutters, walk-in shower. However, we do not want to implement home automation with KNX, for example. Of course, additional construction incidental costs of around 40,000 EUR and outdoor facilities costing 25,000 EUR due to the slope will also apply.
Is a basement really around 50,000 EUR? So far, I have calculated with 40,000 EUR all in. I was thinking of a prefabricated basement from Glatthaar with appropriate insulation. Or am I completely wrong?
Actually, building with an architect is not an option for us since the additional costs quickly add up to another 40,000 EUR or more. Or am I seeing this incorrectly?
