New construction project: What approach is sensible?

Hello everyone,

thank you for the answers. Regarding the development plan, it is clear that construction up to two stories is allowed. The background is that as part of the development of the directly adjacent new development area about 3 years ago, a development plan was already adopted, which will also apply to the newly designated building area.

Regarding the property, I have already activated "Vitamin B" and it looks very promising at the moment. ;-)

On the topic of cost estimation, I have also done some reading and got the impression that despite the guideline values (1,500 EUR/sqm to 1,800 EUR/sqm), there is still a lot of uncertainty. Is an estimate of 1,800 EUR/sqm sufficient for the Rhine-Main area and does it also include some buffer? We are aiming for a slightly upscale finish, i.e., underfloor heating, electric shutters, walk-in shower. However, we do not want to implement home automation with KNX, for example. Of course, additional construction incidental costs of around 40,000 EUR and outdoor facilities costing 25,000 EUR due to the slope will also apply.

Is a basement really around 50,000 EUR? So far, I have calculated with 40,000 EUR all in. I was thinking of a prefabricated basement from Glatthaar with appropriate insulation. Or am I completely wrong?

Actually, building with an architect is not an option for us since the additional costs quickly add up to another 40,000 EUR or more. Or am I seeing this incorrectly?

In the beginning, I also wanted to know everything very precisely, now I tell you: Don’t commit yourself today to +/- 10,000 euros ;-). Who knows the prices in 2017? What tax rates apply in 2017? What currency do we have in 2017 -- well, let’s not paint the devil on the wall ... There are people who believe that building would become cheaper again with rising interest rates/decreasing demand. (I don’t believe such things, but I am basically a rather skeptical/pessimistic person).

For slightly upgraded fixtures, I would rather calculate with 1800 euros/m².

It is not my intention to know the exact amount today. Rather, I want to develop a feeling for the budget I need to calculate for a single-family house (180-200 sqm living space with slightly upscale fittings), additional building costs, and a double garage.

The land is not included. I would also factor in that prices will certainly increase by 3-4% until 2017.

In addition, I want to make the lead time as useful as possible and inform myself broadly about the pitfalls in house construction. I simply want to reduce the information gap between me and the company then contracted with the execution.
