Where are you building and doing everything yourself? I would have estimated the materials higher for 290m², geothermal energy, full-surface photovoltaics, fireplace, controlled residential ventilation.

As part of the building permit, an energy consultant will have created a thermal insulation certificate. In this process, the entire building envelope is calculated and must comply with current building regulations. So yes, that will correspond to the state of the art; otherwise, it would not have been approved.



Do you have a fixed price for the house or do you award individual trades?
The budget seems quite low for this living area.

Now, putting an ETICS on quickly seems bold to me, especially since the roof structure is definitely already in place. Nothing fits anymore at the important interfaces like doors, windows, roof overhang, etc.. The plasterer also has to completely rethink (resubmit an offer) because plastering on the now standing stone is quite different from on ETICS (the latter is likely to be more expensive ;-)

And yes, the monolithic construction certainly has weaknesses in summer thermal protection. It is now urgently time to learn more about the project. Then passive solutions like roller shutters, blinds, awnings, etc. can be considered.

We award everything individually. We do the least ourselves, at least up to now. So far, we are on track with our planning. We have fixed: shell construction, roof, heating+[Controlled residential ventilation], windows, doors, screed, sanitary, electrical, photovoltaic, stairs,…

There are always significant differences in the offers, of course you have to compare apples to apples. Often direct contacts from the individual trades help further…

But we are getting off the original topic. Thank you for your opinions.

The roof structure is not yet built, only on the plan.

We have spoken with the plasterer so far, and the topic came up then. Of course, he can also do it ;-)
And he said it would be advisable ;-)

Is this fully developed living space or partly "just" utility space? Because that would be absolutely record-worthy in terms of price per square meter ;-)
