Hello, can someone please help me. I want to build a house, I already have the plot. I have about €150,000 available for the total costs including incidental costs (connection to sewer, electricity, water, etc.). Which house provider (prefabricated house) can build me a house of about 140m^2, 1.5 floors at this price with good quality? If this is not realistic, I will build the house myself. How many working hours will be needed approximately? Material costs? Best regards

It is probably both unrealistic. Or can you take 1-2 years "off" for the house construction?

Having a house built will definitely not work. Building it yourself? Can you do everything alone? Concreting, bricklaying, insulation, electrical, plumbing, heating, screed, plaster, etc. You definitely need a lot of professional help and TIME, TIME, and more TIME. Some things you are not allowed to do by yourself. From your T€ 150 you also have to pay costs that are not directly construction costs = planning/architect/structural engineering/building permit/electricity/house connection etc. Better buy an apartment or a house to renovate that you can live in immediately.

Hi Tomi,

as Nordanney has just written: No one, it simply doesn't work.

Your budget is by far not sufficient for such a project, even with an existing plot of land.

Read through some construction diaries and house building threads here - then you will get a somewhat more realistic idea of your project.

I meant of course a house without a basement, only a slab foundation. What do you think will be realistic, 180K to 200K€? In the case of building the house myself, I naturally have acquaintances who help, of course it is not possible alone. I would still need to know the hours + materials to be able to calculate this.
