New city villa floor plan, questions/length of terrace roofing

Hello everyone;

Info: Plot size 650m²

Please provide your feedback!

My concerns are the small bathroom / WC on the ground floor (used later as a bathroom when the study functions as a bedroom) in X years...
The terrace roof seems too short to me (dimension 1.76m + roof overhang 50cm)... We would like to leave the furniture outside in the rain, etc.... and I don’t know if 2.20m is sufficient?

1. Small bathroom/toilet: I would only start thinking about that later (how many years are X years?). You want to live in a house that suits you now. I wouldn’t make compromises for later use (unless X years means just five years from now).
2. What kind of furniture do you have? We have had poly rattan garden furniture for years that stays in the garden 365 days a year. Neither rain, snow, nor frost harms the furniture. If you have sensitive furniture (e.g., upholstered with fabric), it could be problematic in wind and rain.

Haven't we already discussed this house?

1. At 26, you don't need to worry about "what will happen in 30 years." First of all, you will still be working for another 40 years; when you are old and frail, you can always look for a more suitable place. Rooms on the upper floor won't be needed anymore anyway, the basement will be cursed ;) In a pinch, an elevator to the upper floor will do, you already have the right stairs – the agile caregiver can then move into the ground-floor room :)

2. 2,x would be too little for me as well. Since we don't have a basement, we also plan to leave the furniture outside. For that, we will use a prefabricated roof: the standard size is 3 x 4 meters. In my opinion, 3 meters depth is necessary if you want to be able to walk around the table.

Yes, we already had the house.... however, it is now smaller and without a children's bathroom... the problem with the roof will be the angle, because at some point I will bump into the upper window and it looks bad... unless I only take skylight windows on the south and west side ???

Regarding the draft:
It is developing in the wrong direction.
Based on the first draft, it was clear that you wanted a children's bathroom and a dressing room on the upper floor and a wardrobe on the ground floor. However, the implementation was poor.
Now the plan has been changed very carelessly. To get to the study without disturbing the living room, the wardrobe in the entrance area was simply removed, which is a no-go even without children.
The children's bathroom has now also been removed, although there is more than enough space; there is no replacement or new plan for it.
The dressing room is a hassle, badly cut, and also poorly usable.

Overall, there is a desperate attempt to stick to a (catalog?) floor plan without considering your wishes. That shouldn't be necessary for the investment of your life. I am sure that all your requirements can be accommodated much better on fewer square meters.

Hi, just quickly: the door to the dressing room is nonsense and must go – access from the bedroom must suffice. That will also make it more usable. I would swap the toilet and shower in the bathroom by 180°. Otherwise, you bump into the "throne occupant" when it is occupied. I personally find the actual living area too narrow at 3.50m. The dining area is so nicely large and then you squeeze yourselves into this corner for the cozy part of the evening. Are those your furniture with realistic dimensions? I personally think placing the bedroom in the south is a planning error because of the heat, but that is a matter of taste. I also find the terrace roof too tight for sensitive furniture. Maybe you can add a proper canopy with supports? Cheers!
