5 to 10 years ago it was the same in and around Leipzig (500,000 inhabitants). However, this has changed somewhat in recent years, as more and more people realize how attractive Leipzig is in terms of rent/purchase price and quality of life.
As far as I know, it is still the case with rental offers that the broker's commission in L.E. is paid by the provider (regardless of the new legal regulation).

The broker sometimes also uses his hand and picks up the 500€ bill from the floor in addition, tax-free. Who do you think lost this poor bill? Surely not the interested party who also gets the contract? I haven’t found anyone in Munich yet who didn’t have to pay the 3,xx % (I believe 3.54).

the common broker fees are 3.00%, 4.00%, and 5.00%.

With the omnipresent sales tax, you then get the "odd" values of 3.57%, 4.76%, and 5.95%.

Depending on how sought-after the property to be brokered is, you can certainly negotiate with a broker.

In Timbuktu maybe; in NRW as well as the entire federal territory: "only" in exceptional cases, mainly with "well-aged" plots of land or houses ;)
