Demand and supply determine the price, that has always been the case and will remain so as long as the planned economy or other illustrious laws are not introduced.

The broker (Sparkasse) demanded 5.95% gross. We agreed with the seller that he would cover 2.02%, so we were left with a commission of 3.57%. Additionally, we were able to reduce the price by 10% as part of the purchase price negotiation. This way, it became a good deal for all parties involved.

You made a great deal depending on the location... here in the region, 3% plus VAT is usual, but basically, of course, negotiable somewhere.

Already an older post, but maybe still appropriate: I offered the agent 3000 at the last purchase. He got the rest from the sellers. I didn't care then either, unfortunately the agent was not really capable.
