We (mid-40s, without children) want to submit the building application for our bungalow shortly and have now finally received the preliminary drawings for the house. Unfortunately, quite a few question marks have now accumulated. Since we unfortunately only have one architect consultation available, we are trying to get some hints/suggestions regarding the planning in this way.

I have filled out the following key data and also described what we particularly do not like:

Development plan/restrictions:
Size of the plot: 600 m²
Slope: flat
Site occupancy index: 0.3
Floor area ratio: 0.3
Building window, building line and boundary: 3 m
Number of parking spaces: 2
Number of floors: 1
Roof shape: 25 degree hip roof
Style direction: WinkelBungalow - classic
Orientation: does not matter

Requirements of the builders
Style direction, roof shape, building type
Basement, floors
Number of people, age: mid-40s
Room requirements on ground floor, upper floor
Office: family use or home office?
Overnight guests per year: max 1-2 days one person
Open or closed architecture
Conservative or modern construction: rather conservative
Open kitchen, cooking island: no
Number of dining seats: 4
Fireplace: no
Music/stereo wall: no
Garage, carport: carport
Other wishes/special features/daily routine: 2 working persons
Preferred heating technology: air-to-water heat pump, ventilation with heat recovery

House design
From whom is the planning: planner of a construction company
What do you especially like? Size of living room, floor-to-ceiling elements to the terrace, unobstructed view on the south side due to rain retention basin
What do you not like? Small size of the bathroom (drawn-in T-solution probably will not work), small space available in living room, little space for (clothes) cabinets, limited cloakroom space.

Any help/criticism(suggestions) is warmly welcome. Many thanks in advance....

What changes did you have made to the floor plan of the model house and if so, why? The space in the living room is very good, the only thing I wouldn’t like is the space for a 3-meter closet in the bedroom and I would have had it changed long ago. A T-shape in the bathroom would really be a bit too tight, but where is the change? You already noticed it ;) I mean, shortly before the building application, there must have been appropriate individual changes made, which you must have mentioned here as well. _Ein Architekt-Gespräch_ ... that’s just a joke, isn’t it? Or is it a cheap/low-cost builder? The floor plan looks like Heinz von Heiden, but could be any other as well. But seriously: anyone who is told, basically: an architect meeting is included in the price, probably can’t expect any individuality. And anyone who manages to get to the building application with this builder, probably doesn’t want individuality either, right? Greetings

There is no upper floor or am I not finding it? Main problems were addressed:

Min. 100 cm doors
Bathroom is not acceptable at all
Space in the bedroom is suboptimal. The left wardrobe is blocked in the corner

This is a bungalow without an upper floor.
The questionnaire has not been filled out correctly...

Hmm ... what can actually be changed?

I also find the arrangement of carport / parking space for 2 working people more than unfavorable. No. 1 drives to work in the morning and should therefore park in the parking space. No. 2 drives a little later, so that you don’t have to shuffle cars back and forth, but then No. 2 should also be the first to come home, so that No. 1 can park in the parking space again.

Bedroom facing south, of all directions?

A huge living room with a corner for dining and an additional dining area in the kitchen ... consider whether it wouldn’t be much better to combine dining and cooking. And limit living to just about 25 to 30 sqm.

What exactly is the study supposed to be good for? The question is not answered, just assumed.

What is in the south? A public street?

First of all, thank you very much for the answers and sorry that I unfortunately did not fill out the questionnaire quite correctly.

: I would like to enlarge the floor space in the bedroom. That probably only leaves extending the house, or is there another idea? There have been no individual changes so far, only a hand drawing. I received the submitted plan shortly before the weekend, so I do not yet have a solution for the bathroom. Changes are definitely still possible, although there will definitely be no further personal conversation with the architect without additional costs.

: It will actually be just a bungalow without an upper floor. Would you have a better solution for a closet than the niche? Accessibility should at least be possible with a sliding door closet, right!?

: Almost everything could still be changed. Due to the size of the bungalow, it will be relatively tight to have a different layout on the property. Our situation is also that we only have one car and my partner does not have a driver’s license either. The bedroom facing south is relatively large with terrace access. To the south is a fairly large rain retention basin, hence the orientation. The street is located to the east. The office is meant for a desk and a guest bed. The size of the living room and kitchen could indeed be somewhat smaller. I just don’t have a better idea, except perhaps shifting the wall by about 30 cm!

As I said, I would appreciate suggestions and tips that help me optimize the floor plan. Thank you!!!
