If it is as you say, then you will have to refrain from building a house and probably also in the future. Healthy is about 1/3 of household income for installment + interest + additional costs. Someone has already written that. 1/3x net = €1072, thus €1072-400=€672 installment + interest. With the €672 you can take out a loan of €280k. What can you get with that from your side?
