Hello dear forum members,

I am currently tinkering a lot and I would be interested in your opinions on the following floor plan. What doesn't work at all? Is this a good basis for further work?

Development plan/restrictions

Plot size: 740 sqm (Plot 8, with arrow in the picture)
Slope: no
Site coverage ratio / floor space index: no indication in the development plan
Building window, building line and boundary: building boundary see picture
Edge development: garage
Number of parking spaces: unknown
Number of floors: max. 2
Roof shape: mono-pitched roof (10-25 degrees) or flat roof max. 5 degrees
Style:
Orientation: street to the north, main ridge direction specified (parallel to the street), currently field to the west (likely expansion of the new development area in a few years)
Maximum heights/limits: eaves height on valley side (south) max. 6.50 m

Client requirements
Style, roof shape, building type: interior is more important to us than exterior, roof shape not yet fixed.
Basement, floors: no basement, 2 floors
Number of people, ages: 32, 37, 1, 4, 6
Room requirements on ground floor, upper floor
GF: wheelchair accessible, parents’ bedroom, children’s room, bathroom, guest WC, dining, cooking, living, stairs with 1.60 m space in front of the first step for stairlift upwards, utility room, possibly technical room
UF: 2 further children’s rooms, bathroom, study, large guest room, basement replacement room, possibly technical room

Guests per year: 1-2 times monthly for 1-3 nights
Open or closed architecture: rather closed

Open kitchen, cooking island: kitchen with space for very large dining area, possibly wide sliding door to living room
Number of dining seats: daily 6, often significantly more. Table extended: 2.40 m x 0.80 m

Daughter (1 year) is severely disabled, her main living area and our room are therefore on the ground floor. However, she should still have the possibility to go upstairs with a platform lift (similar to a stairlift, but instead of the seat there is a flat surface attached on which a wheelchair can be placed to be lifted up). At night I want her to be as close to us as possible. The bathroom should not be too far from her room either. Her siblings should have rather short paths down to the living/dining area. Long-term it would be desirable if the upper floor could be separable into a separate apartment. The stairs need 1.60 m space in front of the first step. Children from the upper floor should not have to walk completely through the entrance dirt.

What do you think of this room layout?
The bathroom and children's room definitely will not have terrace doors facing east. The wall of the windbreak will probably not be a complete wall. However, a partial wall makes sense because of the platform lift. The staircase is very short and steep, but it can easily be extended further towards the master bedroom.
The windbreak would be easier to furnish if the doors to the [Technik/Hauswirtschaftsraum] and [WC] were moved closer together. The rehab buggy or wheelchair would need to find space next to the large wardrobe in the windbreak as well. Difficult.

The upper floor is not yet fully developed but would fit with this staircase position. However, as long as the ground floor is not completed, I am not focusing much on the upper floor.

Hello Anitra, since you have many guests and need seating, I would omit the partition wall between the dining and living areas. Then you have the option to build a long table. One door could then be removed. Regarding the entrance: there is no proper cloakroom for many people. I would provide one on the right-hand wall in the vestibule, namely a built-in wardrobe from wall to wall. For that, the doors would need to be shifted further to the left or the vestibule made larger. It also makes sense to plan a passage from the garage to the hallway – this is a big wish of many homeowners, it would even be suitable here, and your daughter's wheelchair could be rolled directly from the garage into the house. Is the driveway on the right side of the property mandatory? Regards, Yvonne

Thanks for your feedback!

A built-in wardrobe in that spot would be great! The front door can easily be moved to the left side of the plan. If the stairs are moved as far as possible towards the bathroom, it should be possible to leave 1.60 meters free in front of the stairs and still have a good passage into the hallway despite the built-in wardrobe.

I have also considered adding a utility room below the kitchen in the plan, practically in the garage. From the utility room, you could then go directly into the garage. This would make the left garage shorter by the size of the utility room, but the right garage would still be 9 meters long.

The garage position is strictly specified in the development plan.

I would somehow prefer a separation between the dining and living room. Open-plan living spaces sometimes seem too large and uncomfortable to me. I also have no idea how else to place the TV. Do you have any ideas? I definitely want to remove the sliding door at the bottom of the plan in the living room and instead significantly widen the passage at the top of the plan.
The dining area is just under 4.70 meters long. Do you think it would be tight with the extended table being 2.40 meters long?

Especially with a wheelchair, it would probably be more reasonable without a partition wall. But I just can’t really get used to it. More like a feeling... But feelings can change.

Then a partition wall, which is only open on one side (window side?), but this passage is wider, e.g. 1.50. 4.70 should be enough for 2.40. If the table is extendable, it is usually shorter?

That's exactly what I meant. Thank you. But I expressed it very awkwardly. Normally, the table is 1.60m long.
