If you experienced home builders would continue to help me as kindly as before to critically examine their analyses, then I would be in a position to ask them the right questions.

No no, the attic and basement are just a result of the fact that despite a building envelope that sounds huge (see first posts in the thread), in the end the ground floor only yields 115 to 130 sqm, depending on the calculation, and what needs to fit in there.

Thank you for seeing and saying it that way. It shows the other forum readers/participants how long I have already been wandering aimlessly. Definitely right, it makes less and less sense from year to year for me to deal with it. It is only the economic and ecological framework conditions that make me pick up the topic of "own" house (for me it is only about a "new" house, I would immediately rent one if it were offered (!)) again—for me once more—and certainly/hopefully for the last time. In the city, I can rent, expensive, but there is an offer; in the countryside, such things (e.g., distance to neighbors) do not exist or very rarely.

Nevertheless, it was right to wait another 5 years, and even starting now during the building boom is not per se wrong. The circumstances still fit.

@ escroda, If things get more concrete, I will exactly follow your advice. Because I definitely need professional construction consulting that is independent of all the providers/my contract partners. Some have already smiled skeptically when I said that I would only act with TÜV supervision for construction inspections.... I wonder why?

But my main focus will be on the contracts. They put standard contracts in front of you, which have been elaborated by their lawyers (the company’s interest always comes first – of course, because they get paid for that).... and they think I would sign something like that without checking... no way! I will also spend money on that. Better safe than sorry.

WOW!!!! That's cool!! Can you see something like this somewhere as a show home? I wouldn't mind traveling a long way for that.

Why don't you ask the house manufacturer if there is a show house somewhere? P.S. With your wishes, a prefabricated house provider is the wrong choice. Truly individual houses are found with the architect.

Regarding the wishes, I would also say, off to the architect who will create a design specifically for you!
