I would claim that there are more flat roofs that are watertight than ones that are leaking!

Properly executed (which I always assume) and with annual inspections, I see no problems there.

My employer is building the house for me and the construction supervision is done by me or, depending on the trade, by a third party.

I think so too - however, flat roofs are probably the least tolerant roof type to shoddy work due to their construction, and shoddy work is part of building like amen is in church.

; this is just how things are done here. When I read some threads here, I feel like I’m in the large kitchen of the Atlantic Hotel. Insults and accusations are an everyday occurrence here. According to the general opinion in house-building forums, the cheapest house on this earth costs at least 350,000,-. Plus all additional costs, of course. Anyone who claims otherwise is either lying or living at the level of a homeless person. If you don’t have a tough skin, it’s hardly fun.

: I’m absolutely no expert when it comes to construction projects. However, I do think you can more or less realize your wish. Why do I think that? Well, as you yourself say... If there are house providers out there offering a finished house (turnkey) for 200-250k, then it should be possible to get a shell variant for 100k less.

Furthermore, I don’t expect your house to look like the photo you posted. But you said so yourself. It was supposed to represent a "direction." And I think that will work. Just Google "affordable architect houses" or "low budget houses under 200k." You’ll really find nice houses for a relatively modest price.

But you should also be aware that the current time is really tough for home builders. Construction companies are just raking in money right now. And of course, the opinion of everyone here in the house building forum is that prices will only go steeply up from now on. So tomorrow is already tens of thousands more expensive than today. Build everything quickly now, because it will never be so "cheap" again this fast.

I think with all your contacts you can manage well with your budget. But for that, you should really take your time, listen to some people here, and really dive deeply into the subject (but don’t let it drive you crazy). Without any knowledge, everything is always very difficult. There are some here in the forum who have proven most of the others wrong. You just have to look a bit.

If in the end it costs 170k or even 180k, so what?! If you start with 180k, it will become 200k later.

So you’re doing it right. You have to start somewhere.

One important and valuable tip I want to give you: Those who are in a hurry pay for it. So, always stay relaxed.

That's true, Steffen80. Such offers are not seen on every corner. Even when they are, they are often "ab" offers or bait offers. Nevertheless, it works. A few people here in the forum have described that.
