Looking for construction supervision for building a single-family house

Would you like to explain the motivation behind why it is not planned to give all the service phases to the architect in the classic way?



It is not uncommon for the client to name certain bidders for individual trades who should be included or excluded. For example, the school friend with the plumbing company or the locksmith with whom the brother-in-law is on bad terms.

How much own building experience can be drawn upon?

If you carry out a construction project with an architect, the requested services are part of the usual scope of services of construction planning and implementation from service phase 1 (basic evaluation) to service phase 8 (construction supervision) according to the HOAI (Fee Structure for Architects and Engineers).

When selecting the companies that are asked to submit an offer based on a bill of quantities, the client can of course influence the process and, together with the architect, determine the awarding of the contract after evaluating the offers. The architect usually proposes or selects the companies according to their suitability for a specific construction task. Client suggestions from the region are always helpful in this regard.

Decisive is careful work and detailed planning (service phase 5), which only makes the construction application design buildable. External construction managers who are only engaged for service phase 8 usually only assume construction supervision if the work planning is correspondingly well documented.

What is to be built? Is there a plot of land, a development plan, or will construction take place without a development plan, according to §34 Baugesetzbuch?

We will most likely utilize all service phases of an architect. A single-family house without a basement with a garage is to be built. The plot [IST] available, there is no development plan.

Then your initial question is a bit unclear to me, because I would choose "from start to finish" the same architect for all service phases.



Everything has its advantages and disadvantages. I personally prefer to plan based on the objective foundation of a development plan rather than having to fear that a vague integration requirement means "Everyone must build the same simple gingerbread house as the local mayor."

In this sense, for me, without a development plan, the average intelligence of the municipal council is a significant value criterion for a building plot ;-)

What savings avoiding a basement can bring depends not least on the slope of the plot. Moreover, storage space in the basement does not count as living area. One should not be too stingy when planning connection and heating rooms; in less than 20 years, I no longer see us having hybrid technology only under the hood.
